Some houses in this area are overpriced, some are priced just right, and some are priced below market value. Thatās why itās important to work with a broker who knows the sales in the area.
Offering too low can offend the seller and make them hesitant to work with you, especially in competitive areas like Beverly Hills and L.A. Instead, offer something thatās reasonable based on your budget and your brokerās opinion. Donāt give away the farm on the first offer, but show that youāre serious about the home.

As a real estate agent, I have seen this time and time again. During our inspection of this brand new construction house, we’re doing a multitude of inspections. We’re doing general inspections, pool inspections, spot inspections, roof inspections, chimney inspections, sewer inspections, and structural inspections. We’re even doing mold inspections, even though the home is brand new. Why not? Especially when spending 15, 20, $30 million or any price, it’s essential to do as many inspections as possible so that you know exactly what you’re buying.
It’s easy to assume that a brand new construction home will be perfect, but the reality is that there can be issues with any home, regardless of its age. That’s why it’s essential to do as many inspections as possible, so that you can identify any potential issues before you commit to the purchase.
This is now the middle part of our inspection series, and we’re just getting started. But the end goal is to ensure that everything is in order, and that the home is safe and sound for the new owners. Inspections can take time and cost money, but the investment is worth it in the long run. One of the first questions buyers ask me when we meet is how much house can I afford? It’s kind of a general rule of thumb that lenders look at, and what you as a buyer should look at, about one-third of your gross monthly income is allowed to go towards housing, which means property taxes, mortgage payment, insurance, and maintenance. So you want to keep that in mind about one-third. But to really, truly decide what you can afford, when we meet, we put you in touch with a great lender who can qualify you today based on the current rates and then the price range. You want to buy the property taxes, the insurance, and all of the costs to come up with a ratio range that’s comfortable for you. Sometimes you stretch a little bit. We bought our first house. We bought about 30% higher than we were planning to for our budget, but we did that because we found a much better house in a better neighborhood for about 30% more. And I’m glad we did because today it’s worth six times what we paid. So it’s always based on what you can afford, based on your income, the rates, and what you’re comfortable with.

I’m often asked by sellers What are some of the common reasons a home doesn’t sell? Some of the common reasons a home does not sell are primarily price location and condition. The price you can change it, you can always price it correctly. If you’re at the wrong price in two or three weeks, you are going to need to make an adjustment and location, that we cannot change. Your house is where it’s located. You can’t pick it up and move it somewhere else. Condition you can change. What can you do to improve the flow of the house? To improve? If the house is too messy or too much stuff around, that’s why as an expert agent, I go in the house and I help my clients. I said, Look, you’ve lived in this house for five years, ten years, 20 years, but now you’re selling it. Do you, like, sell a car with all the stuff in it, or do you clean it, wash it, and prepare it to sell it? Right. So those are the three main reasons a house doesn’t sell.
