California buyers have a valuable resource called the Buyer Investigation Elections form, which outlines various inspections available for a home. We'll go through approximately 40 points of inspection options, including general inspections, wood-destroying pest organisms, chimney inspections, electrical inspections, heating and air conditioning, lead paint, plumbing inspections, square footage verifications, structural inspections, easements and encroachments, foundations, slab, lot size, boundaries, surveys, pool and spa, roof inspections, sewer inspections, septic systems, soil stability, tree arborists, wells, water systems and components, radon gas, formaldehyde, asbestos, methane gas, mold, permits, public records, zoning, government requirements, vacant land construction, financing terms, construction costs, availability of utilities, environmental surveys, natural hazard reports, a subdivision of property, usage, and insurability.

While there are many inspections available, we recommend starting with three or four crucial ones. A general home inspection, chimney inspection(s), sewer line inspections, and wood-destroying pests and organisms inspections are typically essential. It's essential to heed the advice of your broker and consider their recommendations. Ultimately, the choice of inspections is yours, and having the Buyer Investigation Elections form empowers you to make informed decisions based on the available options.

Even when purchasing a brand-new construction home, we strongly advise conducting inspections. In fact, new homes may present unique issues that haven't yet surfaced due to their recent construction. Our recent $17 million closing on a new construction home exemplifies the importance of thorough inspections, even in seemingly perfect properties. From foundation issues to rain intrusion concerns, every property has its own considerations.

During heavy rains, we encountered water drops and efflorescence beneath the property, prompting us to perform additional pool inspections. We even had experts equipped with scuba diving gear spend hours meticulously examining every inch of the pool for potential cracks. Water intrusion inspections should never be overlooked, as they reveal crucial information about your prospective home.
