here in the city of L.A..

What is the Beverly Hills Post Office?

It's an area just north

of the city of Beverly Hills,

but technically in the Los Angeles area.

That's why it's called Beverly

Hills Post Office 90210.

You get the Beverly Hills address 90210.

But you're part of the city of L.A.,

not the city of Beverly Hills.

So little different pricing

than in the city of Beverly Hills.

And essentially, it's

from about a mile north

of Sunset Boulevard

to Mulholland Drive on the North

Bel Air to the west

in the Hollywood Hills to the East.

So that's kind of the general demographic

or graphics of that area.

So what's going on

in the residential market?

So the average sales price

right now is $6.88 million

and that's down about 3%

from the previous quarter.

The current average list

price is $8.51 million and it's down

about 24% from the previous quarter.

Total properties

sold in the month of February, down

about 18% from the prior quarter.

And right now, the average days on

the market is about 49 days.

That's down significantly by 42%,

which is very interesting.

The sales price right now

is an average of $1265

per square foot.

There have been some sales

as high as 2500-3500

but that's down about 4%.

So that's the current

snapshot in this area.

It's a wonderful community.

So you don't pay quite the prices

of Beverly Hills City.

You get L.A.

city services and you can get

some really fantastic views

if you've got the right location

because you're up in the hills

overlooking all of L.A.

and Beverly Hills.
